Housing

Housing dominates Auckland budgets. Rents have eased from their 2023 peak but remain structurally high:

  • 1-bedroom apartment (central/inner suburbs): NZD $1,900โ€“$2,600/month
  • 2-bedroom apartment: NZD $2,800โ€“$3,800/month
  • 3-bedroom house (outer suburbs): NZD $3,200โ€“$4,500/month
  • 3-bedroom house (inner suburbs): NZD $4,000โ€“$6,000+/month

For context, the median after-tax income for a single Aucklander on the national median salary is about $57,000/year โ€” or $4,750/month. Renting a 1BR apartment alone consumes 40โ€“55% of take-home pay before anything else. The recommended maximum for housing costs is 30% of income.

Buying instead of renting

Auckland's median house price is $985,000 in 2026 โ€” down from the $1.25M peak of 2021 but still requiring a $197,000 deposit (20%) for most buyers. On a 30-year mortgage at 6.4% interest:

Auckland's grocery market is a duopoly (Foodstuffs and Woolworths NZ) with limited competition keeping prices high. A weekly shop:

  • Single person, basic: NZD $120โ€“$150/week
  • Couple: NZD $200โ€“$280/week
  • Family of 4: NZD $380โ€“$500/week

Eating out: A casual cafe lunch runs $18โ€“$25; a dinner for two at a mid-range restaurant is $120โ€“$180 including wine. Auckland has excellent dining options โ€” the food scene is world-class โ€” but it's priced accordingly.

Transport

  • Hamilton: 1.5 hours from Auckland, significantly cheaper (2BR from $1,800/mo), large student and healthcare workforce.

Auckland vs Sydney and Melbourne

Sydney's rents are 30โ€“40% higher than Auckland, but Sydney salaries in professional roles are also 25โ€“35% higher in AUD. Melbourne is closer to Auckland on costs. On a per-dollar-of-salary basis, Auckland and Melbourne are broadly comparable for professionals in equivalent roles.

Is Auckland worth it?

If your career is in tech, finance, professional services, or healthcare โ€” yes. Auckland pays premiums in those fields, and the quality of life (climate, beaches, food scene, international connections) is genuinely excellent if you can solve the housing equation. The path of least resistance is: aim for $100,000+ gross, find a flat in Grafton, Grey Lynn or Mt Eden rather than the CBD, use public transport, and give it 3โ€“5 years while building equity.
